Maximizing square footage is always an attraction when selling and buying a home. As a seller, there may be limited space but you can showcase your property’s full potential with a little imagination and creativity. Combine functionality and practicality and it’s a win, win for you and the buyer.

Entry Stairs Storage.  Buyers love storage. Don’t waste space under the entry stairs. Give the buyer options with built-in shelving for scarves, umbrellas, or maybe wine and spirits.

Kids’ Niche.  Or, depending on the space, that same entry stairs storage area could use some petite floor pillows, kids’ artwork, and contrasting paint for a kids’ reading nook.

Workspace Closet. Open the door and unfold a portable chair for a mini office. Some floating wall shelving and a pulldown desktop offers the convenience of a mini pop-up workspace for those quick to-dos.  

Bar Laundry Niche. Leverage your front-loading, side-by-side washer and dryer to serve up more than clean clothes. Cut a custom-fit piece of wood for the countertop, add some bar accessories, and this space can function as a spot for mixing drinks and socks. Add a skinny rod and tier curtains to dress up the front and warm its aesthetic.
