Spring Break Home Selling

Spring break season can be a volatile time for selling your home. You may receive more foot traffic due to buyers having more time off from work due to school breaks. Or, there may be less traffic due to family vacations because of said breaks. Maybe buyers have been eagerly waiting for more homes to hit the market (creating a buyers’ market) and consequently with that competition comes more competitive pricing versus a sellers’ market.

In any scenario, springtime brings colorful opportunities to stage your home, from front to back.

Elevate Your Entry. That welcome mat and front porch may not be so welcoming from the winter elements. A good power wash goes a long way to begin restoring your front appeal. Touchup the door, add a spring wreath, hang planters, mulch and rock the beds, and if you have room create a seating vignette with a bench, chairs or outdoor floor cushions. Primary colors are your friend in this space because you want to a bold presence from the street.

Carry the Color. Tone it down inside though with a more subdued pastel palette to neutralize your decor. Let the color and spring aromas flow inside with fresh flowers on the cocktail, dining, and kitchen tables along with spring-inspired pillows and throws as accents. Stow away those flannel linens and replace them with light and airy bedding. Brighten your primary bedroom’s closet by decluttering and making your colorful spring/summer wardrobe more visible.

Bring it Back. Don’t overlook the opportunity to play up your outdoor entertaining potential. Invite the buyers to have a seat, relax, and enjoy the space with a dining tablescape dressed with a bright tablecloth, garland greenery from the yard, and a fruit display from the trees. Add colorful plastic dinnerware as the final touch.
