Real estate experts expect the 2021 seller’s market to continue in 2022, and with even more record-breaking numbers. According to Redfin’s article on the housing market, the homebuying season historically starts in late spring, but this year it’s expected to begin by late January. Once again, record-low mortgage rates are driving this momentum before rising rates pull the brakes.

So if you are thinking of selling this year, start thinking about all the prep work needed to list and sell for as much money and as fast as possible.  Here are a few tips gleaned from Redfin to consider:

Inspect the unexpected  – This is not just the buyer’s due diligence. Be proactive and know what repairs may be needed prior to listing so the process isn’t stalled after you’ve accepted an offer and you aren’t hit with unexpected expenses or renegotiations. Bring in a reputable real estate home inspector and handy man as first steps to assess the condition of your home..

And let there be light, everywhere   Bright is right when it comes to buyer impression. A poorly lit home negatively impacts the senses leaving the buyer feeling psychologically low and the home physically smaller than it is. Lightening the walls and ceilings with white and neutral colors, replacing light bulbs with higher wattages, and adding pendants, floor lamps, recessed or track lighting if possible adds rays of life and light. A professional color and lighting consultation will provide the best options within your budget.

Sell space, not stuff  – Remove yourself from the process. Once you decide to sell your home, it becomes a property/commodity. If buyers can’t envision their life and style there then sales price and time on the market are compromised. Declutter and depersonalize. You have to pack at some point anyway so store tchotchkes, family photos, pet items, eclectic décor, oversized furniture, etc. in the garage or rent a storage unit. A professional organizer and cleaning service will prep the property for the professional home stager to step in and add the finishing touches with a look and feel sell appeal.

Lastly, mask your emotions with attachments and keep your eye on the prize – the maximum return on probably your biggest investment. And remember, memories follow you wherever you go as you make new memories in your new year, new home.
