Occupied Home Staging on a Modest Budget

Adding a trained and certified professional home stager to your team of real estate experts is the best strategy to help your home sell faster and for more money. However, there is some DIY staging you can do when working with a lower budget; but keep appealing to the mass homebuyer a high priority even though you are still living there.

Primary Bedroom and Living Room — Neutralize the space with white bedding. Even if you just have white sheets and pillowcases, add a pop of color with a pillow and folded throw placed in the center. Replacing a very taste specific look with pops of white in the living room is a smart way to tone down décor as well.

Walls and Shelves — Depersonalize by removing all family photos and religious displays. No need to buy artwork, just fill the space with a DIY collage. Go to the craft store and select patterned cardstock that complement each other. Cut them to size to fit the frames you already have and ta-da!

Furniture — Resize rooms to showcase their potential by relocating some furniture to the garage or another room that needs some décor attention. Can you walk around the room easily? Is a piece of furniture just too big for the area or really needed?

Kitchen and Dining  — Modernize with slip covers over those dated stools and chairs. Colorize these areas with lemons, limes and oranges, and potpourri fillers in a tall glass jar centerpiece. Less is more on the countertop and table so declutter by removing gadgets, placemats, plate settings, and such but a simple, complementary table runner is more than enough.
